Comprising an impressive 70,000 square feet of flexible workspace across seven floors, Elshaw House not only showcases architectural innovation but also marks Sheffield’s foray into environmentally conscious urban development. As the city’s first zero carbon-ready office space, it aligns seamlessly with the ambitious Heart of the City masterplan.

Henry Boot Construction has wrapped up on-site work, and Elshaw House now awaits its new occupants, who have the opportunity to tailor their fit-outs within this state-of-the-art facility.

At the forefront of sustainable design, Elshaw House has achieved an “excellent” five-star NABERS UK rating, placing it in the top 1% of energy-efficient office buildings in the country. This stellar rating reflects successful collaborative efforts between Sheffield City Council and their Strategic Development Partner, Queensberry, navigating the transformative Heart of the City masterplan.

In addition to the NABERS accolade, Elshaw House proudly holds an Excellent BREEAM sustainability rating and an Energy Performance Certificate (EPC) rating of A. These certifications underscore the building’s commitment to reducing operational energy use and its overall environmental impact.

The construction incorporates cutting-edge, energy-efficient technologies such as heat pumps, mixed-mode ventilation, and cooled slabs to regulate internal temperatures. Elshaw House will be powered by green energy sources, enhancing its credentials as a sustainable and environmentally responsible development.

Expressing pride in delivering a project at the forefront of commercial developments and incorporating the latest sustainable technology, Henry Boot Construction’s Managing Director highlighted successful collaboration with Sheffield City Council as a blueprint for cooperation, particularly within their home city.

Elshaw House is part of the larger Heart of the City project, entering an exciting phase with the completion of key developments like Burgess House, Isaacs Building, and Kangaroo Works. Notable retailers Yards Store and Fjällräven have also been announced, adding to the vibrancy of the evolving city centre.

The Chair added, “This marks a transformational year for the city centre, with Leah’s Yard, Cambridge Street Collective food hall, and Radisson Blu set to open their doors in the coming months. It shows Sheffield is undeniably a city on the up.”
