Recent data analysis has illuminated the varying pace of property sales across North Wales, with homes in the picturesque town of Llangollen leading the pack in terms of rapid sales, while other areas such as Tywyn and the Dysynni valley face more sluggish market conditions.
According to figures compiled by a London-based house buyer firm, properties in Llangollen are spending an average of just 101 days on the market before being snapped up, reflecting the town’s allure as a tourist destination nestled along the idyllic River Dee within a designated World Heritage Site.
In contrast, properties in the LL36 postcode, covering Tywyn and the Dysynni valley in Gwynedd, are experiencing the longest wait times, with an average of 151 days needed to secure a sale. Data reveals that only 13 sales were successfully concluded in this area over the past 12 months, underscoring the challenges faced by sellers in certain pockets of the region.
The analysis focused on transactions within the LL postcode area, encompassing 67 postcode districts across North Wales and a small part of Shropshire. However, it’s important to note that Flintshire was excluded from the assessment, rendering the overview of the entire North Wales market somewhat incomplete.
Moreover, the grouping of neighbouring communities under four-digit postcodes may mask significant variations in housing types and desirability within each area. The analysis was restricted to regions with a minimum of 10 property sales in the past year to ensure statistical robustness.
Despite these limitations, the data offers valuable insights into broader market trends. Notable findings include brisk sales in areas such as Penmaenmaer and Dwygyfylchi (LL34), as well as Harlech and Llanfair (LL46), where properties are changing hands relatively swiftly.
In the LL18 postcode, which encompasses diverse housing landscapes ranging from Rhyl and Kinmel Bay to Rhuddlan, Dyserth, and Trelawnyd, 155 homes were sold over the year, with an average sale duration of 111 days from listing to completion.
Across the top 10 postcode areas, properties took an average of approximately 16.16 weeks to sell, whereas in the bottom 10 postcodes, the data indicated a longer average completion time of 19.5 weeks.
Slow sales were observed in areas including Y Felinheli (LL56) and the adjacent Bangor postcode (LL57), as well as the LL31 postcode encompassing Deganwy and Llandudno Junction, where properties lingered on the market for around 137 days on average.
Other postcodes ranking in the bottom 10 included Porthmadog (LL49), Pwllheli (LL53), and St Asaph (LL17), with factors such as mortgage sector pressures and conveyancing delays cited as contributing factors to the protracted sales process.
A spokesperson for the house buyer firm commented on the trends, noting that while some improvements have been noted in 2024, challenges persist in securing timely sales due to ongoing issues in the mortgage sector and the inherently slow nature of conveyancing procedures.
As the housing market continues to navigate these complexities, stakeholders remain vigilant for further developments that may shape the landscape in the months ahead.
The latest data analysis provides a nuanced understanding of the dynamics shaping property sales across North Wales, from the brisk turnover observed in scenic locales like Llangollen to the challenges faced by sellers in areas marked by longer wait times. As market players adapt to ongoing pressures, including financing constraints and procedural bottlenecks, the trajectory of the housing market in the region remains subject to continued observation and analysis.
